In Florida, the following are some of the most common types of deeds used for property transfers:
Warranty Deed: This type of deed guarantees that the seller (grantor) has clear title to the property and has the right to sell it. It also promises to defend the buyer (grantee) against any claims made by others regarding the property's ownership.
Quitclaim Deed (QCD): A quitclaim deed transfers whatever interest the grantor has in the property to the grantee without making any warranties. It does not guarantee that the grantor has clear title or ownership rights. Sometimes mistakenly called a Quick Claim Deed.

Tenants in Common

Tenants by Entirety is a form of ownership available only to married couples at the time the property is acquired. Each spouse possesses an equal and identical interest in the property, treating them as a single legal entity. If one spouse passes away, their interest automatically transfers to the surviving spouse.
Joint Tenants with Right of Survivorship
Joint Tenants with Right of Survivorship is a form of ownership where two or more individuals hold an undivided interest in the entire property. All joint tenants must acquire ownership simultaneously. This arrangement includes the right of survivorship, meaning that if one joint tenant dies, their interest is transferred to the remaining joint tenants.
Life Estate
A Life Estate is a legal arrangement that allows the beneficiary to use the property during their lifetime. Upon their death, the property automatically passes to a remainderman, the individual designated to inherit the property.
Enhanced Life Estate Deed
An Enhanced Life Estate Deed, unlike a standard life estate, allows the property owner to retain full control over the property during their lifetime. This includes the right to use the property for profit or to sell it.

A Trust is a fiduciary relationship involving three parties: the trustor (or settlor), the trustee, and the beneficiary. The trustor transfers property to the trustee for the benefit of the beneficiary.
